Access Statement
Fair Rigg is a collection of 4 beautiful holiday apartments in Bowness – the building we’re in is nearly 200 years old and we’re at the bottom of a hill, so we do have slopes, stairs and split levels. Access is is via a main road, and we have off road level parking.
We are 1.1 miles away from the centre of Bowness-on-Windermere. It’s roughly a 5 min drive, or a 20 minute walk – some of the road walk to Bowness has no dedicated footpath and is not lit at night. Bowness has all the amenities you’d expect for a reasonable sized tourist town (pubs, restaurants, shops).

- The nearest ShopMobility scheme is in Kendal; various attractions have mobility scooters. The best source of information is The Lake District National Park website.
Arrival
Our car park is accesible directly from the road and is large, flat and level, composed of block paving. It is well lit at night – up to midnight and again from 7am. There is also a stepped pedestrian entrance from the street.
Access to each individual apartment is described below in the specifics section. Wainwright and Ruskin are on the same level as the car park and entrance vestibule. Windermere and Wordsworth both have steps or stairs.
All Apartments
- The decor is pale pastel coloured walls, and deep blue & green furniture with floral soft furnishings. Floors are hard except in bedrooms. Karndean floor in public spaces, tiles in bathrooms and carpets in bedrooms.
- There is a visitor information / guest book with full details available here.
- We welcome dogs, and leave a Sir Woofchester’s welcome pack for them. There is a £25 charge for cleaning, which is waived for access dogs.
- There is good mobile phone coverage on all networks. There is fast (80Mbs) WiFi in every apartment.
- Our fire & smoke alarms are audible only. There is no visual fire alarm indication. There is a fire safety plan in the guest book, here.
- If you have accessibility requirements or requests then please let us know in advance and we’ll be happy to help.
Specific Apartment Details:
Access
Wainwright is easily accessed from the car park. There is 75cm wide door, hinged on the right with a 5cm lip; which opens into the kitchen.
Kitchen
The kitchen has worktops on either side. On the left is a worktop which is 90cm high and has the basin. The cabinets underneath include a washing machine.
On the right side is the induction hob, set at 90cm high. To the left of the hob is a floor to ceiling fridge freezer unit; and to the right is an oven and microwave. The top of the oven is 1.1m high, with the microwave above it (top of which is 1.5m high).
Bedroom 1
- Off the kitchen, with 82cm door, hinged to the right.
- Super King bed, height 62cm to top of mattress.
- Bedside table either side of bed with single drawer.
- 1.3m clear space to left side and front of bed.
- Mirror / Hanging Unit – rail height: 1.8m
- 3 Drawer Unit, height 77cm.
Lounge
- Access off kitchen through 80cm door, hinged on right.
- Double sofa/sofabed. Base of seat height 43cm.
- Coffee table 65cm high.
- Two armchairs, base of seat 40cm.
- Extendable dining table, seats 6. 140cm x 90cm; 80cm high.
Bathroom
- Access off hallway, from lounge. Doors are 82cm wide, left hinged.
- Toilet seat height 45cm
- Hand basin, with twist mixer tap – height 80cm.
- Shower area measures 1.3m wide, 1.0m deep; with double door and 3cm lip to tray.
- Rainfall and mixer shower with twist control set 1.5m high.
- Soap & Shower in push dispensers set 1.6m high.
- Heated towel rail opposite toilet. Hooks on back of door at top.
Bedroom 2
- Accessed from hallway via 82 cm wide door, hinged on right.
- King sized bed, mattress height 50cm.
- Bedside units with single drawer; height 65cm.
- There is 1.4m of space around all edges of the bed.
- Mirror hanging unit with rail height of 1.6m
- Wall mounted TV.
Ruskin is our studio apartment, and on the same level as the car park. It is accessed through the vestibule.
Vestibule
- Access through 87cm wide, left hinged door. Code lock is 1.4m high.
- Open space, approx 2m wide, with armchair (seat height 45cm).
- Door to Ruskin is on right, 75cm wide fire door, with right hinge.
- Keybox and yale lock are 1.3m from floor.
Bedroom / Studio
- There is a 90 degree turn to enter studio, which is 75cm wide.
- King Sized bed, with mattress 60cm from floor.
- Bedside units with single drawer. 70cm High.
- Access around bed is 1.4m on left, 2m on end and 0.9 on right, although there is a constriction of 50cm between corner of bed and kitchenette.
- Bed can be moved to right to create more space.
- Hanging rail unit for clothes on wall – 1.6m high.
Kitchenette
- Kitchenette in corner of studio, in L shape with sink in worktop.
- Worktop height 85cm.
- Fridge under worktop, opens to left.
- Wall mounted cabinets above, lowest height is 1.4m.
- Microwave / combination over set in the wall mounted units.
- Table & Chair set in bay window. Table height 80cm, chair base is 45cm.
Ensuite.
- Accessed through 82cm wide door, with right hand hinge.
- Hand basin with twist tap at 85cm high.
- Mirror above basin, soap next to basin at 90cm high.
- Toilet to left, toilet height is 40cm. Towel rail to side of toilet.
- Shower to right of door – rainfall and handheld shower with controls at 1.1m.
- Shower area is 1m by 0.9m, with a bi-fold door. Clearance of door when fully open is 65cm.
Windermere is our largest apartment, set over the top two floors of the building; so there are two sets of stairs to get in. Access is via the vestibule.
Vestibule
- Access through 87cm wide, left hinged door. Code lock is 1.4m high.
- Open space, approx 2m wide, with armchair (seat height 45cm).
- Door to Windermere is straight ahead – 75cm wide fire door, with left hinge.
- Keybox and yale lock are 1.3m from floor.
- There are 16 stairs to the first floor. The stair case is 1.0m wide, and each step is 20cm high. There is a landing half way through which you turn 180 degrees. You end on the first floor landing.
Bedroom 1
- Accessed from the landing, through a left hinged, 80cm wide fire door.
- Small armchair, 40cm high in the corner.
- King sized bed, with mattress at 60cm high.
- Double drawer bedside units on either side, 60cm high.
- Dressing unit with two drawers, mirror and stool. Unit height 90cm, stool 45cmd.
- Hanging rail unit on wall, at 1.4m high with hangars.
Bedroom 1 Ensuite.
- Access door 82cm wide, hinged to the right.
- Hand basin with twist tap at 80cm. Mirror above and soap to side.
- Toilet with seat height of 35cm, and buttons above and behind.
- Shower with rainfall and handheld attachments; controls at 1m high.
- Folding shower door with 5cm lip. Door opens 55cm.
- Shower area is 80 x 85 cm.
- Heated towel rail.
Kitchen / Diner
- Accessed through 80cm wide, left hinged door; into viewing area.
- Viewing area has built in L shaped bench seat. Base of seat height is 64cm.
- Extendable dining table measures 2m long and 90cm wide when extended; seats 8.
- 8 seats, base height is 55cm.
- Kitchen units run across back wall. Worktop height is 90cm.
- Sink with twist top built into worktop.
- Fridge & freezer on left side of worktop, floor to ceiling height.
- Four place induction hob in the worktop.
- Dishwasher and Washing Machine built in under counter top height.
- Oven and microwave on right of workop. Handle height to open oven is 95 cm. Microwave mounted above oven.
Living Room.
- Accessed through 80 cm, right hinged door from hallway.
- Two large sofas and wall mounted TV.
- Sofa seat height is 45cm.
- L shaped sofa is also sofa bed which folds out.
- Coffee table with 40cm hight.
- Side tables with 60cm height.
There are then 15 more stairs, 85cm wide and 20cm high each to the first floor. This flight of stairs turns back on itself through 180 degrees.
Main Bathroom
- Through a 80cm wide, right hinged, door off the landing.
- Toilet with seat height of 50cm. Buttons behind and above.
- Bath with overhead rainfall and handheld showers. Taps are twist and set at 1m high over the end of the bath.
- Bath side height is 55cm, bath is 30cm deep and 1.7m long.
- Shower screen on end of bath, is 70cm wide.
- Hand basin is set at 0.9m high with a twist tap; mirror above and soap to the side of mirror.
- Heated towel rail behind door.
Bedroom 2
- Accessed through a 75cm firedoor from the upstairs landing.
- Super king sized bed, with mattress 60cm from floor.
- Bedside units with drawer and cupboard, 60cm high.
- Drawer unit with 3 drawers and a mirror on top. Top of unit is 0.9m high.
- Small armchair, base at 45cm.
- Mirror unit with hanging rail. Rail height is 1.5m high.
- Wall mounted TV.
Bedroom 3
- Access through a 75cm left hinged door from the upstairs landing.
- Double bed with built in headboard. Mattress height is 60cm.
- 60cm access to side of bed; with ensuite door to the right hand side.
- Two bedside units with one drawer, 60cm high next to bed.
- Set of 3 drawers, 0.9m high underneath wall mounted TV.
- Small armchair, base of seat 45cm high.
- Mirror & Hanging rail unit; rail height 1.5m.
Bedroom 3 Ensuite
- Accessed via a folding door from the side of the bed.
- Toilet seat height 35cm with buttons behind and above.
- Hand basin with twist tap at 80cm.
- Heated mirror to the side of basin, along with soap dispenser.
- Heated towel rail, low level next to basin.
- Rainfall and hand held shower in wet room style. Limited access width of 50cm between screen and door.
- Shower area 85cm square.
Wordsworth is our basement apartment – so it involves some steps to get down to it. From the car park you’ll go down 7 steps of 20cm to meet the front gate which is level with the road. Then you;ll go down 1 more step to the front garden area.
From here there are 3 steps of 20cm to the front door, which is 70cm wide and hinged on the left. The lock box is at 1.2m high.
Living / Dining Room
- Sofa / sofabed with a base height of 45cm.
- 1.2m wide, 60cm high, circular dining table with 4 chairs. Chair bases at 40cm.
- 65cm high side table.
- Armchair with 50 cm base.
- Wall mounted TV.
- Kitchen mounted against right hand side wall. Worktop height of 90cm.
- Sink with twist tap control mounted into worktop.
- Double induction hob mounted into worktop.
- Dishwasher in units beneath worktop.
- Combination microwave oven in cabintes with handle height of 1.1m.
- Floor to ceiling fridge freezer at end of run of cabinets.
- Wall mounted cabinets at 1.3m.
Hallway
- Accessed through 75cm, left hinged door.
- 72cm at narrowest.
- Access to storage cupboard, bathroom and bedroom.
Bathroom.
- Accessed through 73cm, right hinged door.
- Hand basin with twist mixer tap mounted at 90cm. Mirror above and soap dispenser to side.
- Toilet seat height is 50cm, with buttons above and behind.
- Rainfall and handheld shower with controls at 1.1m high.
- Shower area is 1.1m wide, 0.8 deep with double door. Access width of door fully open is 50cm.
- Heated towel radiator.
Bedroom
- Super king size bed with 60cm mattress height.
- Bedside units with 1 drawer at same height as mattress.
- Dressing table with mirror, height 0.9m. Small seat with base at 45cm.
- Wall mounted TV.
- Wall mounted hanging rail and shelf, with hangars, at height of 1.5 meteres.
- Semi circular seating area next to escape window with base height of 66cm.
- Escape window a further 30cm above this, with ladders to outside area.
